Property Surveys

There are many reasons to commission a boundary survey of your property. As a matter of practice banks and lending institutions require boundary surveys and the location of improvements for commercial properties to ensure they are not assuming liability because of possible encroachments or violations of zoning ordinances (e.g. a building constructed over a setback line). There is equal liability in the private sector as property owners erect fences or construct additions, improvements or even landscaping often without a knowing exactly where their property lines are located. When you hire a fence company, builder or contractor to assist with improvements or new construction, you will find that they will make you responsible for ensuring that the location of the improvements are within the property.

What happens if someone is building a structure, erecting a fence or even landscaping on your property? The physical location of your property lines is critically important to your residential or commercial land development project or improvement.

Imagine constructing a garage or addition only to find that it extends into the neighbor’s property. We have seen this happen as we are often called to survey a property when a neighbor questions the location… this is not a good time to find out! It is only a registered Land Surveyor that can certify the location of your property. Our surveyors and technicians are skilled in examining title documents and researching public property data such as deeds, plats, easements and public right-of-way documents to assist in the determination of property lines. Official boundary surveys can only be determined by a registered land surveyor.
